• New York tri-state area (NY, NJ, CT) including Hudson Valley Region
• Central & Southern New England (MA, RI)
• Urban and suburban locations with high barriers to entry
• Proximity to CBD, Metro North or commuter rail
• Established employment centers & demand drivers

• Multifamily including garden, mid-rise and high rise
• Mixed-use with meaningful residential component
• Class B or C with clear path to Class A
• 50-400 units preferred (no hard floor)
• Acquisition price at or below replacement cost
• $15m-$150m transaction size

• Mismanaged, underperforming, or distressed operations
• Interior renovation & full upgrade potential
• Amenity/common area repositioning opportuity
• Lease-up, conversion or adaptive reuse plays
• Below market rents with identifiable upside path

• Young professionals & commuter households
• Affluent renter-by-choice demographic
• Strong employment base & household formation
• Limited new supply / constrained permitting
• Rent growth supported by market fundamentals
